Project Overview
The Project utilizes the site’s Industrial zoning to replace a 50-year old dilapidated building with a new and efficient facility that meets today’s needs, and aligns with City priorities for economic development and preservation of industrial land. The proposed design incorporates industry best practices to provide a modern yet functional industrial space that could support multiple tenants.
We took special consideration during the design process to be mindful of the residences to the north and made sure the height of the new facility wouldn’t change their views.
On November 14, 2024, the project team shared a 4 building option. This less intensive option is in response to community requests for reduced square footage and less truck bays, while still maintaining the 100 foot buffer from the river and compliance with the Airport Overlay Zone. Proposed Project: 547K SF, 114 Truck Bays
Four Building Option: 491K SF, 56 Truck Bays
The project is bordered by the San Luis Rey River and bike trail to the north and the Oceanside Municipal Airport and the City’s industrial core to the south.
